Miami luxury price drops
Condos marked down — and the insurance stack the list price does not include.
As of August 25, 2026, 1,452 Miami listings were already marked down, averaging −6.6 percent. That is $309.49 million off published asks, across 32 areas. Most of the tape is condos. The percent on the card is the list-price move. It is not the insurance bill, and it is not the HOA cash call that arrives after you close.
Miami Beach led the areas we counted on August 25, then Sunny Isles Beach and Brickell. A cut on a tower on the sand can look like a bargain until special assessments and the next insurance renewal sit in the same stack. The list price moved. The carrying cost did not.
